Emerald maintains an exclusive pool of private money lenders.  We carefully vet them and require a $50K minimum investment. Promissory Notes are secured with a recorded Deed of Trust.  For residential redevelopment projects, private lenders are also listed as Additional Insureds on hazard insurance. Private funds are used as rotational capital for our development partner to purchase property, renovate, and/or get entitlements for land development, design, and construction. Our development partner has over 30 years of experience in successful new construction real estate projects. We reserve the right to determine which lender is best suited for each private lending opportunity.
