Emerald consulting services include assistance in developing deal structure, including entity creation and membership, use of partners, private lenders, hard money lenders, and project phasing strategy. Draft Proformas, Promissory Notes, and Deed of Trust documents, and coordination of lenders as needed to support financing efforts.
Provide project management services during the early phase of projects to assist with coordinating civil, structural, fire protection, and landscape architects and engineers to complete geotechnical soil reports and detailed designs. Assist as needed to obtain various City Planning Commission and Plan Check approvals and entitlements, complete radius notification requirements, meet bonding requirements, obtain project insurance, and get permits issued. Provide support for site improvements and general site mobilization efforts, including arrangements for temporary utilities, fencing, storage, and establishment of any credit accounts necessary for procuring materials and equipment rentals.
During construction, run team status meetings and track team action items, collect labor bids, get insurance and contracts in place, get contractors and subs enrolled in WRAP policies if applicable, source and procure materials and equipment rentals, set up appropriate fund control procedures, process invoices, and lien releases, assist with arrangements for construction and inspections to obtain Certificate of Occupancy (COO), ensure Home Builder Warranty is purchased if applicable, and support final project audit and close out activities.
